1. Schematic Design (Vision & Possibility) Every project begins with listening. We take the time to understand your goals, your site, and how you want the space to feel and function. From there, we develop initial concepts—layouts, massing, and design direction—that begin to give shape to your vision.
2. Design Development (Refinement & Clarity) Once a direction is selected, we refine the design in greater detail. Materials, proportions, and building systems are thoughtfully integrated. This phase brings clarity and cohesion, ensuring the design is both beautiful and practical.
3. Construction Documents (Precision & Coordination) With the design established, we prepare a comprehensive set of drawings and specifications. These documents communicate exactly how the project is to be built, coordinating all elements to support a smooth construction process.
4. Bidding & Permitting (Alignment & Approval) We assist in obtaining contractor pricing and navigating permitting requirements. Our experience with complex regulatory environments—particularly throughout California—helps streamline approvals and keep projects moving forward with confidence.
5. Construction Administration (Execution & Oversight) During construction, we remain actively involved. We collaborate with the contractor, respond to questions, and review progress to ensure the design is executed as intended—protecting both the quality of the work and your investment.
